this is to be used with a door sensor (sold separately); it works with your smart phone to open and close your garage door from anywhere. it alerts your phone if your door is left open long so you can close it by your phone on the go. (ever have your husband leave for work and leave the door open by mistake?) now he can close it when he gets the alert! or if you are gone already your phone gets the alert too. you also can OPEN it from anywhere; say you have a package being delivered; you can open ad close for deliveries. or letting someone in to check on pets while you vacation etc.
